Things Real Estate Agents Don’t Want to Hear When They Call Tech Support

I’ve been teaching real estate agents how to leverage technology in their businesses since the early days of DOS and when mobile phones were called Car Phones because they had to be bolted to your automobile because there were no batteries small enough to carry around or antennas that didn’t require a windshield to be suction cupped to. One of my crowning achievements was to work for the company that literally introduced the laptop computer to the real estate industry. Back then it weighed about ten pounds, had a monochrome screen and a hard-drive smaller than what an iPod Nano can hold today. A lot of things have changed since then.

However, it’s the tech support that seems to have withstood the tests of time and the individuals there aren’t any better. Did you know that everytime you have a problem with your Real Estate CRM program the technical support people usually have no idea how to resolve your issues? I have two slides in my PowerPoint presentation that talks about all the irritating things technical support people say and ask. The titles are: “Do you have a brick or a sledgehammer handy?” and “Please hold for Mr. Gate’s attorney.” I have several others, but we’ll save those for the live seminars in your area.

The truth about tech support, especially as it pertains to real estate software, is the fact that almost none of the people you call have actually used the software you are calling about. In fact, it would be safe to say that NONE of them have ever sold real estate. In other words, the people you are calling don’t know how the software “works,” they just know how to handle error messages. It’s this little subtlety that is at the core of so much dissatisfaction with technical support for programs like Top Producer and AgentOffice. Here’s an example: you are trying to do a mail merge in the word processor for a group of contacts and every time you click the print button you get one letter and then the printer stops. After three or four tries you finally call tech support to find out what is wrong with the software. After a few minutes (or hours) on hold you finally get to speak with a technical support person who takes you through a series of questions like: “Does this happen when you use other programs to perform a mail merge?” to which you answer, “I don’t know, I don’t have another program that performs mail merges.” They then take you down a rabbit hole of different diagnostics with your printer only to discover that there’s really nothing wrong with your printer. After another hour of running checks on the software you are informed that there doesn’t appear to be anything wrong with the software either. I even remember one particular customer who was told by a tech support person that, “Maybe you shouldn’t try to use it to do mail merges!”

What it comes down to is you have an educational issue as opposed to a technical one. A great example of this is when you try to print out your Real Estate Contact Management list and it was prepared in a form letter as opposed to something else. Usually it’s the smallest issues that end up creating the big problems. Taking for instance when you tell the Real Estate CRM software to print “to the contact” not “to the group.” Unfortunately most of the tech support people don’t even know this is a problem when you prepare a mail merge. They will however make you feel like an idiot and that everything is your fault.

Can you believe you have to pay for all this nonsense? Top Producer claims your tech support is free, but they charge you $39 a month to use the software. AgentOffice on the other hand will give you 30 days free, but once this is over and a problem comes about, you have to pay $295. This is the cost of the entire program!

My point here is, if you just take the time to get trained on the program you purchase, life with Real Estate Contact Management software will be much easier. Just think of it as a good health strategy. After all, an ounce of prevention is worth a pound of cure. If you take this route you won’t have a tech support person say; “We can fix this, but you’re going to need a knife, a roll of duct tape and a car battery.

Bettering Odds Of Success In Court Via Docket Attendance

If you have little to no experience in going to court, no matter what the reason, you should be attending a court docket. A court docket is just a schedule of cases that are to appear before a certain judge in a certain time period, and are open to the public to see.

Knowing how the court room operates is incredibly important. Knowing your way around the court room, and the procedures required in order to be admitted, is ideal for getting in and out without fuss. You will be subject to metal detection devices, for instance, to prove that you are not concealing a weapon officers are not immediately aware of.

The judge is not going to be someone you will talk to lightly. As you attend the court docket, note how others reference the judge. Speaking to the judge and referring to him or her as “your honor” is a must. You should never use bad language, raise your voice, or ever make snide comments while in the presence of a judge.

Dockets also show you what is to be expected when you go to court for a similar case. You will see different perspectives of those involved in other disputed claims, and see what the judge decides and why. Knowing how the judge decides upon a case is vital in getting your own defense or offense formulated in time for your own court case.

Even if you have a specific time stated on your pending court case, you should arrive at the beginning of the docket. Docket cases can be moved around to best suit the convenience of the judge and pending cases. A judge will, for instance, push back a case he or she knows will take up a long time. And if you miss your court case, odds are you will automatically lose the case and will be unable to appeal the case to a higher authority.

Overall, attending a court docket for a civil or criminal trial is an important life lesson. Even if you aren’t soon to be in court, it’s nice to go and see how the judicial system works first hand. The public as able to go to these dockets freely in most cases, and you will be free to leave at any time so long as you don’t cause a ruckus.

Governing Laws That Apply To Texting And Driving Cases

Texting while driving is something that the majority of younger folk do, as studies report. It’s also something that is incredibly dangerous and foolish- leading to many reported deaths each year as a result of automobile accidents.

Current laws in the United States vary based on each state. There is no current federal law that outlaws texting while driving, but the majority of all states are either limiting the act or banishing it completely. At least half of the current states such as Washington have put groundwork down in making it a crime to text while driving.

Missouri is an example of a state that has allowed those over the age of 21 to partake in texting while driving. It’s uncertain to see what type of impact this has as compared to states that have banned the act altogether, as most legislation is somewhat new. If you are caught texting while driving, or it is shown you have stated you were doing so, you can be fined for $200 under the Missouri regulation and laws.

There are studies that are coming out all the time in regards to texting and driving. Some scientists have even shown that it is quite related to the acted of driving under the influence, which as we know carries a large fine and jail sentence for those convicted. Because it is so serious, parents in the United States should observe good parenting practices by teaching their kids not to use their mobile phone while operating a car.

Mobile phone companies are starting to make advances in newer technologies that make the act of texting a thing of the past. Voice recognition software is one of the solutions that isn’t quite perfected. While voice recognition can get a high accuracy rate, it is never perfect. Different dialects can also be hard to track. In addition, background noise could interfere with how the software picks up different words of speech.

The only real solution to texting while driving seems to be to actually call the person you intend on contacting. After all, mobile phones do primarily function as a means of speaking to another person. Whenever possible, those who currently text while drive should make the phone call instead. If that isn’t possible, then talking to the recipient at a later date is a much greater idea that potentially putting yourself at risk for an auto accident.

The Truth About Mark McGwire’s Confession

Recently, Mark McGwire came out with an admission that many people were shocked to hear. He had taken steroids from 1989 through the end of his career, despite his unwillingness to speak on the issue during a congressional hearing five years ago.

Most baseball players are thought to have used steroids in order to pump up their offensive stats, thereby securing more valuable contracts in the process. In McGwire’s case, things were different. He simply wanted to recover from any injuries in less time than he’d otherwise be able to.

This seems very believable when you look at the career path that McGwire followed. Through 1989, his playing time had been seriously hampered due to injury, and many felt that he would otherwise be the best home run hitter in baseball if not for his injury issues.

His strategy seemingly paid off. During the 1990s, McGwire experienced fewer injuries than he had in the prior years, despite the fact that he was older. He also saw a significant boost in his home run total.

No year was more indicative of his steroid use than 1998 was. This is a year that you very likely remember, as he belted 70 home runs for the St. Louis Cardinals, breaking the single season home record previously held by Roger Maris.

Just a few short years later, a few steroid allegations by Jose Canseco and some admissions by others shocked and devastated baseball fans. Many began to speculate that McGwire was under the influence of these illegal substances too.

Baseball fans almost feel foolish to have believed that everything was done legitimately. After seeing decades in which players struggled to top 50 home runs, 60 and 70 were suddenly being done nearly every year. This couldn’t have been more obvious.

Despite this all, one has to wonder if McGwire should be chided or praised for his recent admissions. While his numbers will certainly hold very little credence, he was a brave man to do what far too players have been willing to do up until now.

Cottage Rentals In Secuded Areas

Most people look forward to going away on holiday and a lot of people like to make complex plans and bookings. After all you frequently have to make allowances for flights and hotels. However, there can also be car, tour and bicycle bookings as well, depending on the category of holiday you want.

The cottages are set in acres of woodland and wildlife abounds. There are deer, badgers, foxes, squirrels and dozens of types of birds including kingfishers, geese, ducks and swans.

The swimming pools are completely heated and go inside and outside into the woods, so that even in the middle of winter you stay warm. There is also archery, boating and hiking with many courses of differing hardship to follow. It is great to walk in the woods knowing that you cannot get lost with wildlife around every corner.

The wildlife is used to human company, so much or it is not afraid and they come right up to you if you stop for a picnic. These holidays are not so cheap as going to a self-catering private vacation, but they are safe, particularly for young families.

You can find cottage rentals through a travel agent, but you can also find them by searching in your local newspaper. These are some of the best finds because the cottages might be only a few hours drive away, but that is far enough to make a big change. You do not really have to get on a plane to have a great vacation with a difference.

Millennium Predictions

A lot of people predicted that the start of the new Millennium, the year 2000 would be the date of the apocalypse. However, fortunately, they were very wide of the mark.

What is it that makes people to attempt to forecast disasters? Is it because they are trying to warn people or because they wish to frighten people? Scare people, I think and thereby get advantage over the gullible.

These apocalyptic predictions go back thousands of years and even appear in the Bible. Their only raison d’etre is to frighten people and so gain money, power and influence over them.

Even the millennium bug turned out not to be a problem with computers working perfectly well after midnight despite claims by ‘computer experts’ that there would be a worldwide crash of stupendous importance. The computer industry made a fortune out of frightening businesses and individuals with their lies. That was the scam of the Nineties to end all scams!

So why all the publicity? Was it just the arrival of a new millennium, which gave rise to so many to make predictions on this date rather than stick to their normal common sense? Yes, I think. People saw the opportunity of a lifetime to rip others off and they jumped at it.

Needless to say there were thousands of prophesies made ranging from the arrival of aliens and the Second Coming of Christ to plane crashes. None of which came true. Here are a couple of those less than accurate prophesies:

May 5th was the day upon which all the planets lined up. The prediction was that the gravitational force of all these heavenly bodies in alignment would cause massive earthquakes, huge tides and volcanic eruptions.

A lot of people also prophesied that the shifting of the poles would occur during 2000 and that this would cause disastrous events such as high tides, widespread electrical failure and computer failures, which would mean economic disaster for the larger countries and insurance firms.

I do not know what you think, but perhaps instead of worrying about the demise of the world (most doom-mongers have decided on the year 2012 for the destruction of the world) we should work together to make the best of the time we have left on this planet, as well as ensuring that we pass the planet on to the next generation in the same condition as we received it.

If we behave in this way, we may hold off the day of reckoning for a long while yet. We are far more likely to suffer apocalypse through nuclear war, global warming and events which are avoidable and within our control, than cosmic events which we have little control over such as asteroids or the Sun’s developing into a red dwarf and eventually exploding.

The salaries of Plumbers are often highlighted in the national press. 30-70k p.a. is often talked about because of the lack of Plumbers. Is this really a fib – or is this in fact accurate? Certainly this level of payment is both possible and achievable for the correctly qualified Plumber. Those taking the more conventional ways to work will find it hard to reach the incomes of 70-100k p.a. that are sometimes achieved by the self-employed.

If you enter the traditional work environment, primarily working for an established employer, then working hours of Monday to Friday, 9am to 6pm are standard. From UK companies comes the standard reward such as holiday pay and sickness allowance and a potential wage of between 15k and 30k p.a. Whilst the ability to earn more than through normal means exists, the self-employed plumber usually has to consider working longer hours. This is clear when self employed plumbers have to work evenings and weekends, where their domestic clients are working during the day.

On a personal level remains the issue self-employment, something that does not become everybody. Equally there is a need to manage good ‘business sense’, with items such as advertising & marketing factors as well as correctly assessing your own hourly rate. Likewise self-employed people need to consider the implications of costs relating to materials and transport as well as legal and accountancy fees etc. While these can mount up, (although they should always be a very small proportion of your earnings,) so can the benefits received. And the positives virtually always beat the downsides!

The Self Employed Entrant will often call upon a wider range of certifications right from the outset; in order to satisfy their perceived client’s requirements. To satisfy their typical household-based client base many self-employed persons will need to quickly focus on the relative domestic skill sets. The Student Entrant will often carry on their studies in the workplace under an apprenticeship where the NVQ element can be assessed. Due to the cost effectiveness of this study the Student Entrant can make strong savings from the outset. However, in relation to the Student Entrant the Self Employed Entrant will gain certifications faster and therefore achieve substantial financial gains in the long term.

To be sure the financial returns required is the result of clear careers discussions covering certification and the overall study requirements. It is extremely difficult for adults with a family to look after and needing 20kp.a. to consider going back to college and spending 3 years on low paid-apprenticeship work. It should also be borne in mind that many young Student Entrants have their studies paid for them as part of their overall apprenticeships, whereas the self-employed student generally funds the course themselves. The ability to train in evenings, part-time or in self study classes allowing people to continue with their existing job and maintaining their current financial situation remains one of the key advantages to Self Employed Entrants. In conclusion, the Self Employed Entrant can enjoy a much higher (and more quickly achieved) income than a Student Entrant, but they would have to work at developing a broader range of certifications (and consider the business side of things too.) The figures explaining how much Plumbers can earn is often talked about in the papers. Within the UK, the figures of 30-70k p.a. are typical of Plumbers, mainly down to their low numbers. So, is this really the position or is this basically untrue? Without a doubt, a fully experienced Plumber can command salaries of such levels. At first, the Student Entrant does appear to depend much more on the NVQ structure than the Self Employed Entrant. The Self Employed Entrant will regularly employ a range of certifications in order to meet the needs of their client’s requirements from the beginning. In order to be able to meet the needs of the typical household, self-employed persons will need to rapidly gain key domestic-centred qualifications. It is within the workplace – where the NVQ element can be appraised that many Student Entrants carry on with their apprenticeship after having covered the key fundamentals through a college scheme. Considering that it is a cheaper way to study then the Student can make practical savings from the start. That said it is the ability to gain real financial rewards long before the Student Entrant that encourages many Self-Employed Entrants to gain certifications faster and be motivated by a stronger commercial attitude.

It is by covering the study needs along with those of a clear careers discussion that meet the financial rewards. The situation whereby Self Employed Entrants can continue with their current job and maintain their financial position remains one of the core advantages of training in evening, part-time or self study classes. Have you ever thought about running a wedding car business? Although it can be demanding, because you do not want to let anybody down on their big day, it is also fascinating and exciting.

3] It is a good idea to offer different packages or elements that a couple can use to build a package. So, you could offer transport from the bride’s house to the church as one element. An Analysis Of Electrical Training

For many people, an interesting and varied choice often means a career within the electrical industry. From here on we will use the phrase of Electrical Industry to explain the more accurate term of “Electro-Mechanical Engineering”. Also, for ease we will concentrate on those principles that sit within the domestic and commercial markets for the UK. As this is such a wide ranging subject matter we’ll begin by sticking to the main area first and come back to the ‘add-ons’ later.

We consider that there are two ways to enter the electrical market. To being with we have the older apprentice course and then secondly we have the option for those who wish to make a career change to join the industry. There are two sets of people for consideration firstly the ‘Junior Entrants’ and secondly the ‘Mature Entrants’.

People who do not want to pay any extra salaries, but want to enter the industry with the focus of being self employed are who we refer to as Mature Entrants. By contrast, Junior entrants would seek to work with an established electrical firm and build their skill-sets as they train. This could be a young apprentice’s first position since leaving school, so it will be necessary to pick up supplementary working skills.

The different ways into electrical work have two distinct types of training: The Junior Entrants syllabus involves NVQ/SVQ’s as well as proving working skills. The training itself is similar to non NVQ training, but completion of the full programme means getting the actual qualifications. This requires being in a directly-related work program or apprenticeship of some type, so as to meet the testing and course-work requirements.

By opting to work on a freelance basis, many Mature Entrants appear to focus on those areas that provide profitable and practical solutions other than NVQ’s. Having said that, the mature student does aim to gain the necessary skills to do the job, whilst at the same time reducing their training costs at all times. This method may appear to reduce the levels of knowledge overall, but it does allow for an increase in the speed by which people enter and become more prevalent within the market.

We should differentiate the prospective earnings into the two categories of employed and self-employed. Whilst we will focus on full time employment, there exists the issue as to whether self-employed people are doing this full time or part time. Income levels are also dictated by experience and knowledge gained – usually proven via an accredited proficiency or certification level.

Although starting wages for ‘Junior Entrants’ are around 13k p.a. they can rise above 30k p.a. but this does depend on their level of experience. However, with incomes of 70,000 or more a year, a ‘Mature Entrants’ salary can often be more difficult to judge. However, it should be borne in mind that a self-employed person must meet their own costs for tools, clothes and vehicles (including insurance and petrol.) Furthermore, professional items such as accountancy, tax and insurance need to be considered to make the business work properly. However, the driving force remains the UK skills shortage and this means that there’s a load of work available. In light of the above, a full seven day week is available to most people should they want it. Whilst figures of seventy to a hundred thousand are often bandied around in the press, they do not often inform you of the long hours you would need to work to achieve this.

In light of the above, it is often understood that there is wild variance between the working expectations of Junior and Mature Entrants. Most ‘Junior Entrants’ do not work at the weekends. But due to the needs of the domestic market the Mature Entrant is often more reliant upon when their client base gets back from work. Although by testing and installing various business systems, many self-employed electricians manage to work during a normal working week.

To be fair it’s often the boss of a company who states the type of specialist knowledge that Junior Entrants gain whilst in their employ. The mature entrant, on the other hand, may seek training outside of their core electrical field, possibly including plumbing and gas work. This gives them the chance to complete work for domestic clients without having to sub contract jobs out every time.

A new trade example is that of the ‘Green Engineer’. This new service to the industry could fit into the overall skill-set of an electrician. With expected growth through new employment contracts and business options, this new entity is extremely attractive to many Junior and Mature Electricians, especially when considering the UK and EEC support overall.
